Price it Right and Present it Well and it Will Sell

This is my Real Estate mantra when I am consulting Sellers on how to best position their home on the market. There are four factors that effect the price a Buyer will pay in any given market. They are: 

                                          1. Current Real Estate market

                                          2. Location

                                          3. Condition of the home

                                          4. Price

We can not control what is happening in the current Real Estate market any more than we can control the stock market. And the location of the home is not a variable that we have any control over. However we can price a house right for this particular market and present it well so that it is the house that Buyers will chose over the competition. It is a simple formula but one that sometimes Sellers fight.

People often ask me how the housing market is It seems that everyone likes to talk about Real Estate!They are often surprised when I tell them that houses are selling! They are selling when they are priced right and presented well!

Buyers in this market are very savvy. They have done their homework and have looked at droves of houses before making a purchase. After all, due to a glut of bank foreclosures and short sales, the world is their oyster.They know when a house is priced right. Frankly, they have seen "the market" by looking at the competition.

Most Sellers have not been in the houses of their competition.

Buyers don't care if the Seller; has to come to the table with money, needs the money to buy the house of their dreams, or paid more for their house than the Buyer is offering. Sellers have to be realistic about price in order to sell their house. They should understand that it is most important what has SOLD like their house, recently.  That is the best comp.

I have also found that Buyers are much pickier in this market-because they can be! That is why staging is so important. More than ever Buyers want a "turn key" house. They don't want to do the deferred maintenance or  change stained rugs,refinish floors, paint rooms or chipped paint on the outside,etc. They start talking themselves out of the house once they have to start investing time and money.

A good Home Stager can advise the Seller on what is important to do to present the house in the best light in this competitive Real Estate environment .
